CMMS, Product Updates,
From CMMS to Orchestration. The Next Chapter for Facilities.
Fexa started as a CMMS (Computerized Maintenance Management System), and a good one. Work orders in, the right vendor out, maintenance tracked, nothing lost between the request and the close. For years that was the job, and some of the most demanding multi-site operators in retail, restaurants, and grocery ran their entire maintenance operation on it every single day. We’re proud of that (even if we debated for just as long that ‘CMMS’ never captured what the platform really was).
But if you lead facilities today, you already know the job stopped ending at the work order a while ago. You’re the one finance calls when the R&M line moves the wrong direction. You’re the one defending a capital plan in a room full of people who have never seen a rooftop unit and never will. You’re answering for spend, for aging assets, for compliance deadlines that shift under your feet, and for vendors who may or may not show up, across more locations than you had last year, with roughly the same size team you had then too.
That shift didn’t happen quietly. Facilities spend has become one of the most scrutinized lines in the business. Finance wants defensibility. Ownership wants predictability. The board wants accountability. These pressures landed squarely on the people running facilities, and most of them were handed tools that could track the work but couldn’t help them answer for it.
The work grew. So Fexa grew with it. Today, Fexa is the Facilities Orchestration Platform.
From tracking the work to running the operation
The CMMS functionality you know is still here. Work orders, vendors, assets, and reporting are the operational core, the foundation the rest of the platform is built on. We didn’t replace it. We carefully built around it so the thing your team already trusts kept working exactly the way it always has.
What’s new is what sits on top. Fexa now connects the full scope of what you’re accountable for (repairs, vendors, assets, spend, and compliance) in one place, with the same data layers running underneath it. Fexa still gets the work done. Now it also helps you make the calls behind the work, and stand behind those calls when you need to explain them.
This evolution didn’t start in a strategy meeting. It started with a reality check from our customers. For years, facilities leaders have told us the truth: the work order was never the hard part. The hard part is the impossible math of the job…the budgets that won’t stretch, the aging assets, the vendor puzzles, and the relentless pressure to do more with less. We built Fexa for the people who keep the world running while everyone else just walks on by. Calling ourselves a Facilities Orchestration Platform isn’t corporate jargon. It’s a paradigm shift. It’s about moving away from reactive firefighting and giving FM teams the power to actually lead. We’re not growing away from the realities of the field, we’re leaning further into them. New Lingo. Same promise: we show up for the people who hold this industry together.

Six solutions, one platform
Instead of a pile of features, the platform is organized around the outcomes you’re actually working toward. Six of them, each with its own space to go deep:
- FM Operations Efficiency: standardize how work gets requested, assigned, executed, and closed across every location, so nothing falls through the cracks when your team turns over.
- Asset Management & CapEx Control: know the true cost of every asset and make repair-versus-replace calls with data instead of instinct, so your capital plan holds up under questioning.
- Facilities Financial Planning: connect facilities spend to business outcomes, forecast accurately, accrue confidently, and bring finance into the conversation before the budget cycle, not after.
- R&M Spend Optimization: cut waste and control what goes out the door, without cutting corners on the work that protects your locations.
- Integrated Vendor Operations: hold vendors accountable to the performance you’re paying for, with integrations that connect the systems they already use.
- Compliance & Risk Management: stay ahead of regulatory requirements, refrigerant tracking, and audit readiness before any of it turns into a fire drill.
The same data underneath all of it is the part that matters most. When your operational data, your spend data, and your asset history all live in one system, an answer in one place is an answer everywhere. No reconciling three tools at quarter-end. No rebuilding the story every planning cycle.
Fexa AI, across all of it
Fexa AI runs across the entire platform, grounded in your workflows and your business rules, not a generic model’s guess at how you operate. It works inside the guardrails your team sets: your spend limits, your approval chains, your vendor preferences. Every recommendation and every action is logged, so if something ever goes sideways, you know exactly what happened and why. And anything that takes real judgment, a dollar, or a signature stays with your team. AI moves the routine. You keep the call.
That last point matters more than it sounds. The system that runs your locations shouldn’t make decisions for you behind a curtain. Fexa AI is built to make your team faster and sharper, not to take the wheel.
Why this matters for facilities, operations, and finance leaders
If you’re accountable for margin, capital, and scale across a distributed portfolio, here’s what the platform is built to help you do:
- Protect the R&M budget by catching waste at the work order, before the truck rolls and before the invoice lands.
- Make capital decisions you can defend, grounded in real asset history instead of last year’s spreadsheet plus a buffer.
- Scale without scaling headcount, because the system carries more of the coordination as your footprint grows.
This isn’t theory. One of the largest grocery chains in America got audit-ready across more than 2,000 locations in under 30 days. A multi-brand retailer grew its location count 43% in a single year without adding facilities overhead. A women’s loungewear retailer took more than 11% out of its per-store R&M spend, over $4 million a year.
Where we’re headed
There’s more coming. The platform will keep growing the same way it crew into this: by paying attention to where facilities leaders are under the most pressure, and building for it.
“The world of facilities management has changed. Fexa was founded on the conviction that facility managers should orchestrate the work to deliver outcomes tied to corporate strategy — and the millions in capital and locations it governs — not simply track and chase work orders. Today we’re taking a major step toward that vision: the Fexa Facilities Orchestration Platform — six solutions on one integrated data layer, the industry’s most flexible workflow engine, and Fexa AI, an agentic layer that works natively across all of it, grounded in your rules and roles to achieve your goals. Facilities is fast becoming a primary strategic function for multi-site organizations, and Fexa is how leading teams will transform this industry.”

If you already run on Fexa
Your workflows, your integrations, and your day-to-day are exactly where you left them. This is about giving you more room to run, on the same platform you already trust. Nothing about how you operate changes, you just get the benefit of everything we add around it.
Spend every facilities dollar on purpose
That’s the whole idea, and it’s the standard we’re holding ourselves to. Every repair, every vendor, every asset, every dollar, works from the same source of truth, so the people running facilities can spend on purpose and prove it.
See it run on your locations.
Bring your toughest problem, your messiest asset list, your hardest budget question. We’ll show you what running the whole operation from one platform actually looks like.
